
Lancaster, OH – Fairfield Homes, Inc., a full-service property management, development, and construction company, has announced the development of a new senior housing community, The Reserve at Hunter Trace. Located near the Fairfield Heritage Trail bike path and just one mile from downtown Lancaster, this new development will offer 95 affordable housing units for individuals aged 55 and older.
The development aims to serve residents with incomes at or below 60% of the area’s median income. With nearly a third of Fairfield County’s population aged 55 and older, the project seeks to address the growing demand for affordable housing that meets the specific needs of seniors.

Scheduled for completion in 2026, the three-story, elevator-serviced building will feature 70 one-bedroom and 25 two-bedroom apartments. Designed with energy efficiency and comfort in mind, each unit will include Energy Star appliances, walk-in closets, and vinyl plank flooring. Residents will also enjoy access to a variety of shared community spaces, including a lounge, a community room with a kitchenette, resident storage areas, a laundry room, and an on-site leasing office.
In line with its commitment to sustainability, The Reserve at Hunter Trace will meet the U.S. Green Building Council’s sustainability standards, ensuring that the building remains environmentally responsible over the long term.

Fairfield Homes will serve as both the developer and property manager for the project. The development is made possible through a partnership with several trusted organizations, including the Ohio Housing Finance Agency (OHFA), Ohio Capital Corporation for Housing (OCCH), Huntington Bank, Affordable Housing Trust of Franklin County, Churchill Stateside Group, City of Lancaster, Lancaster Port Authority, Columbus Design Co., and Gorsuch Construction, Inc.
